Furnace Maintenance Steps

When we visit your home for furnace maintenance, we get down to the nitty-gritty details. We want to check absolutely every aspect of your furnace so that we can help you address any potential concerns. Below, we outline at a high level some of the maintenance steps we complete. This is not an exhaustive list, and we will also address anything in between these steps that needs to be done.

Inspect and clean burners: This step is for electric furnaces. If you have an electric furnace, it has burners that heat up to transfer warmth into the air. If these burners develop a grimy buildup, the heat may get trapped and result in cooler air than you would like.

Inspect and clean the pilot light: If you have a gas furnace, the pilot light replaces the electric burners. When the pilot light ignites, it mixes with gas to create heat very quickly via combustion. This chamber also needs to be cleaned for maximum effectiveness.

Check and replace air filters: You should check and replace your filters regularly, but we will complete this step while we are at your house as part of our comprehensive service check. If your filter looks particularly dirty, we can change it out and may even recommend using a different quality filter or changing it out more frequently based on what we find.

Examine the heat exchanger: If you have a gas furnace, the heat exchanger is what keeps the gas contained in an airtight chamber during combustion. If the heat exchanger gets damaged or cracks, it needs to be replaced because carbon monoxide gas may be leaking out.

Test the thermostat: Your thermostat plays a major role and how well your furnace can operate. If the thermostat has a low battery charge or is not calibrated correctly, it may not communicate effectively with your furnace regarding when to heat the air and how much to heat it. We will ensure that all of these connections are secure and that communication is happening the way it should for effective heating.

Lubricate moving parts: We also want to clean out any of the parts inside your furnace that have to work together constantly for movement. An example includes the blower motor spinning the fan to push airflow through your home. Dirt can get in the system and create a grimy buildup that leads to sluggish operation. Before we lubricate these parts, we will clean them out so they have a fresh start working well.

Test safety controls: All furnaces have safety controls that ensure your system turns off if there are problems like overheating or malfunctioning components. We will also check all of these safety controls to make sure that they are working as they were designed.

If it seems like your furnace hasn’t been working as well as it usually does, it’s possible that one of the safety mechanisms is triggering. If this is an issue, we will address that issue. If the safety mechanism is malfunctioning, we will fix that problem.
